One of the biggest questions we’re asked is “how often should a house be rewired?” The quick and simple answer is around every 25-30 years, but you should get it inspected by a Safe Electric/REC-registered electrician every 10 years for good measure. Now, this isn’t a strict legal requirement, but more of a general rule to preserve for the safety of you and yours.

Wear and tear on your home’s electrical system is normal, and it’s exacerbated by the Irish climate. Ireland is no stranger to cold, harsh winters and summers that are always a little shorter than many of us would like. What this means is that while the 25-30 year guideline for house rewiring is generally true, getting frequent inspections can give you peace of mind.

This article will cover the commonly asked question, “how often do you have to rewire a house?” and give you a better idea of what ages a home’s rewiring, as well as how to keep your property safe with electrical inspections.

Is 25–30 Years the Standard for Rewiring?

25-30 years is commonly recommended as the standard for rewiring a home, but this isn’t necessarily fixed in stone. All wiring degrades over time, so wear and tear always needs to be taken into account. Instead of sticking too closely to this rule of thumb, consider that the actual condition of your home’s wiring is more important (but still correlated) to its age.

The snag here is that home construction, as well as Irish standards and regulations, change over time. Older homes, especially those built before the 1990s, are particularly noteworthy for having outdated wiring that often carries a higher risk.

Given that the 1990s were 30 years ago (even if it doesn’t feel that long ago!), this makes for a pretty good baseline that it’s time to have your home rewired. Newer homes, on the other hand, have quite different electrical demands than older homes. Just think of all the devices we now use compared to just a few decades ago.

What Affects How Long Electrical Wiring Lasts?

The biggest factors that determine how long electrical wiring lasts include: the age of its original installation, the age of your home, the type of wiring materials used, the quality of workmanship, whether or not you or a previous owner did some DIY work, and changing patterns in load (EV chargers, heat pumps, home office setups, etc.).

Again, a 25-30 year lifespan is usually reasonable, but it doesn’t show the full picture. It’s worth consulting with a qualified electrician for an electrical inspection if you’re in doubt about the condition of your home’s wiring.

How the Irish Climate Impacts Electrical Wiring

Irish homes tend to experience more rapid degradation of their electrical wiring, owing to our humid climate. This humidity causes dampness, especially in older properties, as well as attic condensation which can accelerate wear and tear on a home’s wiring.

Furthermore, coastal corrosion in cities like Cork and surrounding communities such as Ballincollig, Carrigaline, Cobh, Midleton, and Mallow can be quite harsh on wiring, as well as on insulation and connections. If you live in Co Cork, try to have your home inspected regularly and don’t wait a moment too long to rewire your home’s electrical system.

What Do Safe Electric and Irish Wiring Rules Say?

House electrical rewiring and installation are highly regulated tasks that should only be performed by Registered Electrical Contractors (RECs). Moreover, electrical installations must adhere to Irish standards and regulations, particularly the National Rules for Electrical Installations I.S. 10101:2020 (which superseded ET101: National Wiring Rules).

Safe Electric is Ireland’s electrical regulatory body and they certify RECs and set forth helpful guidance for homeowners, business owners, and more. TheirSafe Electric guidance does not act as a legally binding rule on how often a house should be rewired, however. Instead, they recommend that housing accommodations undergo an annual visual check, with more thorough inspection and testing every five years.

When Should You Get Your House Checked?

Think of house wiring inspections a little like servicing schedules for your car (age and kilometres driven): start with the age of your home wiring but also consider wear and tear and relevant changes to your home.

As far as age goes, aim for around five years (in line with Safe Electric guidance) to ten years at the most for a thorough inspection from an REC-registered electrician. If your home is more than 25+ years old (so, built in ~2000 or before), and especially if it’s from the 1990s or earlier, aim for around five-year intervals.

As far as changes to your home go, retain an inspection if you are buying or selling the home, after renovations are made that affect the electrical system, or whenever major changes are made to the electrical system.

So, How Often Should a House Be Rewired?

How often should a house be rewired? Generally speaking, you should aim to have your home rewired every 25-30 years. Taking into account degradation over time and the Irish climate, particularly in coastal, humid climates such as Cork, as well as modern electrical demands, you may need to replace your electrical system – either throughfull house rewiring or a partial house rewire – sooner.

The safest approach is to have your home inspected regularly. This helps you gauge the actual condition of your electrical system so you and your electrician will know of any existing issues that need to be resolved, and when it should be rewired.

Also, get an inspection done if you’re planning on buying a home, selling your home, or you’ve performed major renovation works or made changes to the system.
